Bent Tree Water Management
Introduction. The Bent
Tree Property Owners Association must safeguard our supply of water and legally comply with water court decrees. Bent Tree homeowners should have an
understanding of how our water is provided, how we consume it, and whether we
are in compliance with water usage requirements. Some of the key factors:
- Our water usage is
managed in compliance with Colorado water court decrees.
- No Bent Tree lot came
with senior water rights. Our well usage is "permitted" subject to
replenishment to protect others' water. Each well permit is granted
subject to compliance with Water Court's Usage Decree in effect for each
filing.
- Each lot’s well
usage is not to exceed 102,333 gallons water per household for in-house
domestic use. In addition, each household has an allowance for irrigation of
up to 2,000 square feet of grass, turf, or other vegetation, equal to
another 22,445 gallons. Total max per household is 124,800 gallons per year.
- Most homes in Bent
Tree do not have water meters although 36 lots are metered by decree
requirement. Pools are also metered.
- Bent Tree is
required to provide the state engineers an annual report of metered usage
and surveyed landscaping being irrigated for all lots.
- BTPOA faces sanctions
if we are out of decreed compliance, up to and including loss of all well
permits.
