Dear Neighbors,

As the BOD strives to represent the desires and interests of the Bent Tree property owners, we would like to ask for your input regarding outdoor parking of passenger vehicles, which are defined as fully functional and properly licensed passenger vehicles or small trucks rated at no more the ¾ ton capacity.

Our covenants specify that all vehicles are to be stored or parked in a closed garage.  Our Rules and Regulations have further clarified that vehicles are allowed to be parked out of the garage if not visible from streets or from other lots, and that vehicles can be outside as needed as long as they are garaged by the end of the day.  We do allow for outdoor visitor parking of passenger vehicles up to two weeks, or longer if prior approval is obtained by the CCC.

These specific definitions and clarifications are in place to prevent clutter and preserve a natural appearance in the neighborhood, and we are legally bound to enforce our governing documents.

We would appreciate any input you may have on this topic.  If you have any suggestions or ideas, please send an email to the BTPOA Secretary, Debbi Maser, at dmaser@adelphia.net or send a note to BTPOA, P.O. Box 2631, Monument, CO 80132.

We’d like to hear from you by our next Board Meeting, scheduled for April 9th, 2007, at 7:00pm at the Monument Sanitation Board Room, 130 2nd St., Monument.  Thank you – we look forward to your input!

Sincerely,

Duane Fitch

President, BTPOA
